BIM Without Collaboration Is Just 3D Coordination

Building Information Modelling (BIM) has become one of the most important digital advancements in the built environment, offering powerful tools for visualisation, coordination, information management, clash detection, sequencing, and improved project delivery. However many projects still fall short of achieving true collaboration between stakeholders.

We explore the gap between BIM coordination and BIM collaboration. While coordination focuses on aligning models, resolving clashes, and exchanging information, collaboration requires something deeper: shared objectives, trust, early stakeholder involvement, transparent decision-making, collective problem-solving, and mutual accountability across the project lifecycle.

The central argument is that the construction industry does not necessarily have a technology problem; it has a collaboration problem. BIM provides the digital environment, but it does not automatically change behaviours, improve relationships, or remove traditional project silos. In many cases, stakeholders may be digitally connected, but still contractually, organisationally, and culturally disconnected.
